BUYERS ATTORNEY:
For a fixed fee AFTER ATTORNEY REVIEW we will
- Clear title (including judgements)
- Work with the Bank or Mortgage Company to clear underwriting issues and schedule the closing
- Prepare the HUD and send it to you for review with your client
- Fund through our Trust Account, "OR YOURS"
- Send closing package back to lender
- Handle all Post Closing Issues
- Record Mortgage and Deed
SELLER'S ATTORNEY
For a fixed- fee AFTER ATTORNEY REVIEW we will:
- Clear any title issues
- Order payoffs, "AND CLEAR JUDGEMENTS"
- Send you the HUD for review with your client
- Handle post-closing issues
All you have to do is approve the HUD, prepare the Deed and Affidavit of Title, 1099 and Seller's Certification and show up for the closing
